The Whole Story

To build a CALIFORNIA BUILDERS project, a $2,500 deposit is required with a signed proposal or contract. All funds are escrowed prior to start of construction. The balance of a 10% deposit is due upon delivery of blueprints and elimination of all contract contingencies, if any. Thirty percent (30%) of the contract total is due ten (10) days prior to delivery and start of foundation &/or framing package; 35% when rafters are set; 20% when home is under roof and windows/doors are set; and balance within five (5) days after completion. Our erected shells do not include lot clearing, septic or sewer system, water supply system, plumbing, heating or cooling, wiring, guttering, interior finish material or labor. Our turn-key projects generally include:

Plumbing

  • Fiberglass tub and/or shower units in full baths.
  • Delta or Price-Pfister pressure balance tub/shower faucets
  • American Standard “Cadet” or equivalent manufacturer’s toilets
  • Delta or Price-Pfister single lever lavatory faucets
  • Sterling stainless-steel double bowl kitchen sink
  • One single lever kitchen faucet
  • Dishwasher and disposal hook-ups.
  • All groundwork (i.e. in crawlspace or basement)
  • PVC drain piping to four (4) feet outside the house.
  • Copper water lines to four (4) feet outside the house
  • Poly-tubing and fittings supply lines inside the house
  • 40-gallon G.E. “Signature Series” electric hot water heater

Electrical

  • 200 AMP service and hook-up to meter
  • Door chime
  • Smoke detector, per code requirements
  • Two television hook-ups
  • Two telephone hook-ups
  • Power to heat pump and all appliances
  • All wiring per approved plans

NOTE: All ceiling fans, light fixtures, exterior lighting, exhaust fans, and bulbs to be supplied by homeowners due to the wide variety of style, prices, and quality.. (C.B.I.) will install.

HVAC

  • “York” 10 S.E.E.R. (Seasonal Energy Efficiency Rating) heat pump & “York” matching air handler and indoor coil
  • Supplemental heat strip of 15 KW
  • Setting of indoor and outdoor units in place
  • Running of refrigeration lines and control wiring
  • All supply and return air ducts with diffusers and grilles
  • Condensate drain lines
  • Starting-up, checking-out and adjustment of system

Insulation

Foil-faced fiberglass in exterior stud walls to code and R-38 foil-faced fiberglass insulation in flat or cathedral ceilings, R-5 on inside of basement walls (above grade only) foil-faced fiberglass insulation in first floor joists over all types non-insulated foundations

Doors

Six panel masonite with brass doorknobs, six panel bi-fold closet masonite doors. All doors to be primed

Trim

Colonial base and casing for interior doors and windows (with extension jambs

Closets

Crème colored Rubber coated shelving wire (u.o.n.)

Vanities

Cultured marble tops

Drywall

  • ½” green moisture resistant board in all baths
  • ½” regular drywall throughout remainder of all house walls. 5/8” regular drywall on all roof ceilings.
  • Hanging, taping, sanding, finishing, and pointing-up of walls to be ready for painting
  • All ceilings (cathedral and flat) throughout to be stippled. No painting of ceilings included; (off-white finish only)
  • All hallways, closets, and bathroom ceilings to be flat
    (Recessed medicine cabinets to be supplied by customer to C.B.I. prior to drywall installation)

Kitchens & Bathrooms

  • C.B.I. to design the kitchen to owner supplied layout & specifications (free of charge)
  • Homeowner to purchase and deliver tkitchen, and bathroom cabinetry, countertops, and appliances for C.B.I. to install

NOTE: Home Depot, Lowe’s, Ikea and other factory super-stores carry pre-built, pre-assembled cabinetry and countertops & do-it-yourself assembly, pre-fabricated knocked-down kits.

Painting

Interior wall surfaces only to be painted with shell white paint. All walls and baseboards with “Flat” off-white, interior doors and bathrooms with “semi-gloss” off-white paint. No exterior painting or staining included.

Handrails and Miscellaneous

Customer to supply and C.B.I. to install oak or painted wrought iron handrails (2 stories) and/or welded one-piece spiral stairs.
NOTE: Installations of masonry fireplaces, tile, brick, or stone facades generally by others; exterior surface staining or painting (optional). All appliances can be bought anywhere and serviced by any local Sears store. Finished flooring; i.e. hardwood, carpeting and/or vinyl floor installation (by others).

Trash Removal

Provision of 30 cubic yard dumpster or 14-18 foot dump-truck by C.B.I. and timely trash removal

Other Items

Not included in CALIFORNIA BUILDERS turn-key homes are: private well or public water hook-up, septic or sewer system and utility hookups in excess of four (4) feet from exterior walls. C.B.I. will provide homeowner(s) an allowance based turn-key price on the above mentioned items upon special request (15 miles radius only).
The owner is responsible for:
A 12-foot wide access road to building site (dirt roads are acceptable; however, if towing or tree removal is required, it will be at the owner’s expense).
Lot clearing twenty (20) feet beyond building and deck area.
Locating home on site with field stakes, benchmarks and grades installed by a civil engineer or surveyor.
Obtaining of health permits (for well and septic systems), and/or sewer and water use permits.
Cost of building permit fees and associated applications to architectural control review committees. C.B.I. will process the building permit in homeowner’s name, (if requested) at $70.0 per hour (including traveling time from Potomac, Md.)
